This is one of ten new homes in an infill development being built by The Meyer Company for St. Louis County’s Office of Community Development to demonstrate and track the benefits of high-performance, sustainable building practices in an affordable pricing structure. When all the homes are sold, County staff will oversee a period of assessing actual energy consumption data coupled with voluntary occupant reports on day-to-day use of energy efficiency features. One “control” home has been built to conventional standards; the other nine homes integrate features designed to earn certifications ranging from a basic ENERGY STAR rating up to GBI-Gold and LEED-Platinum. The tour home is on track to achieve GBI-Silver and ENERGY STAR ratings.

Estimated utility costs in Patrician Place homes will average 35–40% lower than in comparable conventional homes—important because variable utility bills can jeopardize the security of low- to moderate-income home ownership. Energy-saving features in this home include: a dual-fuel HVAC system that backs up primary operation of a SEER-13 electric heat pump with a high-efficiency gas furnace; fiberglass bat insulation blown in to eliminate infiltration points and achieve R-10 basement, R-38 attic, and R-15 wall values; caulk and seal package; low-E windows; setback thermostat; 90% efficiency direct-vent water heater; ENERGY STAR dishwasher and bathroom fans; and CFL lighting.

Occupant health and accessibility are supported by use of low-VOC paints and coatings, and Universal Design features including: ranch style design keeping living areas, bedrooms, laundry and bathrooms on one floor; levered faucets and door hardware; wide hallways and doorways; 60″ diameter circles in bathrooms and kitchen; and blocking for grab bar installations.

The lot is landscaped with plants ideally adapted to Missouri’s soil, temperature, and rainfall conditions, to eliminate need for an irrigation system and minimize chemical maintenance and labor.
